Jeff and Karla did a wonderful job on the inspection they did on a house that my Dad was considering buying.  They explained all their findings and were so helpful. Jeff really did a thorough job in the inspection including going down into the house's crawl space and discovering major things wrong with the foundation. Jeff and katie arrived on time and provided a comprehensive evaluation of the property we were seeking to purchase. They gave recommendations on items that needed to be repaired. They ask us of our concerns and after the inspection they again asked if we had any other question. They completed the inspection report and supplied it to us the very next morning along with sending a copy to our realtor. Jeff and Karla inspected my house on 12/29/2019, a day with nearly 2 ft of snow that fell. Even with the inclement weather, they drove from Spearfish to a house on a nasty hill in Lead to advise me of what I was purchasing. Before they arrived, I looked through the house for about an hour ahead of our scheduled time. As soon as they arrived however, they pointed out issues with the house that I had failed to see. The two of them were very thorough, and looked though nearly every inch of the house I'm trying to purchase taking many pictures to reference. If I do purchase this old home, thanks to them I know what to expect regarding repairs and maintenance. Great value as well as expertise. Jeff and Karla helped me with inspections of two homes. The first home, was a cute little home located just north of Central High in Rapid City. It was potentially my first home. I was so excited. Everything about it was perfect! Inspection day came and I followed Jeff who was happy to let me know what he had found. First, the roof, with very severe and apparent hail damage had FOUR layers of shingles. Yeah, FOUR! Easy enough I thought, just add it to the contingencies. Inside, small and quaint, was remodeled. In the basement foundation though, there was light coming in from the outside. He crawled through the rocks and spider webs to find it. Yuck!!! Before leaving he strongly recommended that I get the plumbing line scoped. Homes built in the 20s likely have Orangeburg pipes which unbeknownst to me is make of tar and paper. The life of that kind of plumbing is 30 years. The yard was filled with bushes and trees. No big deal, inspection was scheduled. The feeling I had when the plumbing company shoved the camera down the pipe was instant nervousness. I researched the kind of plumbing and realized that the plumbing, if Orangeburg, only would have lasted to the 1950s. The farther down the pipe the scope went the more difficult it got. They were able to push past the roots but eventually got to the collapse in the line. If I had not had the plumbing I would have had to replace the plumbing. One long shower would have backed up into my tub. I’m so thankful. The seller did not want to replace the plumbing but rather sold the home to the next best offer only to avoid having to write up another “honest” disclosure agreement. I feel bad for the person who bought that house but at thankful for Jeff and Karla who had my back. I used them for the inspection of my new home and I know that I could trust them to give a thorough and detailed evaluation. Jeff identified a sag in the roof because of sinking porch which was fixed before purchase.

I was having my house get a new appraisal done.  I had a bunch of different projects that I thought need to be done before having the house appraised. I had Jeff come out to my residence to see if these projects where going to make a difference on the house appraisal. Instead, Jeff open my eyes to different issues that would make a big different in instead of my original projects. Jeff save me a lot of money and time.
